125 square metre family villa over 2 floors with 250 square metres of landscaped external space

Villa Mimosa is detached and is located over two floors benefiting from air-conditioning and underfloor heating throughout. The extensive grounds afford stunning views of Nice and are laid with tiles, pebbled walkways and covered pergolas and include a heated, lighted pool for extended season swimming. The outside area is fully equipped for dining, relaxing and sunbathing and both it and the swimming pool can be lit to ensure guests can maximise the outside space and fantastic views day and night. The owners have recently installed wall mounted patio heaters so that the outside areas can still be enjoyed outside the summer months. There is also a steep hill and wood to the rear of the villa which is securely fenced in.

French pool safety regulations require certain children safety features to ensure children do not have access to unattended/unsupervised swimming pools. The pool at Villa Mimosa has an electric ‘shutter’ to enable you comply with these regulations and ensure the pool can be safely closed off when it is not in immediate use or not supervised by adults. There is a second floor 15 square metre furnished terrace which is excellent for children, shaded with a high wall.

This recently built villa is on a large corner plot at the end of a cul de sac and is furnished and equipped to a very high standard. It is located in a small private gated community with code entry and has an alarm system and all windows and external doors have either electric or wooden shutters for secure lock up.

The villa is situated in a private gated community which is located on a steep hill in the area of Nice called "Saint Sylvestre". The villa is secure and peaceful and enjoys stunning views of the city both day and night.

It is a 10 minute drive into the centre of Nice or drive down 5 minutes to the Las Planas tramway (take advantage of a 1 or multiple day tram ticket that includes free all day parking) and glide peacefully to the city centre in 10 minutes or the beach in 15 minutes. Alternatively, there is a bus terminal at the bottom of the hill which is a 15 minute walk or a few minutes drive from the villa. The villa also enjoys easy access to the A8 motorway for trips further afield.

There are plenty of grocery shops, an excellent bakery and dining options a 15 minute walk or a few minutes drive down the hill from the villa. It is suggested you hire a car as the hill is steep and not suitable for carrying large amounts of groceries in hand back up, although some of our guests have managed without one.

There are no city centre parking problems at Villa Mimosa; you will find parking directly in front of the villa and just a few metres away, additional shared parking.

The open plan living area with rich dark woods and dark leather sofas comfortably seat up to six people and extra large sliding windows allow both light to the room and maximum enjoyment of the views. A further two floor-to-ceiling terrace doors offer direct views and access to the private heated swimming pool and outside area. A downstairs WC/changing room, large laundry/utility room with Miele washing machine and dryer, walk-in understairs storage area (perfect for storing wine) and kitchen are located just off the main living room. All the rooms are decorated and furnished with a simple but effective colour palette of whites and contrasting dark brown plus a few accents of colour which creates a seamless flow and feeling of space throughout this modern villa.

Villa Mimosa has a very well equipped kitchen with direct access to pool and terrace. The kitchen is fitted with high quality appliances including; Bosch oven and microwave, Whirlpool American Style fridge/freezer with automatic ice maker and chilled water feature, ceramic 4 ring hob, extractor fan and dishwasher. You also will find all the utensils, crockery and glassware necessary to rustle up anything from a snack on the terrace to a full blown dinner party for six.

The master bedroom is decorated in mauves and pinks and guests will be pleased to find unlimited hanging and storage space for all their belongings. A king-sized top quality double bed adds maximum comfort factor to the fresh and contemporary feel of this bedroom. From the windows, you can enjoy a breath-taking eagle's-eye view of the city of Nice.

Bedroom 2 has an en-suite bathroom with large walk-in shower and WC. Guests will also enjoy superior views, large closets, drawer space and a king-sized luxury double bed.

Bedroom 3 has two single sized beds and has the added bonus of a private 15 square metre terrace where you can enjoy breakfast or afternoon drinks in this shady hideaway with an incredible view of the surrounding hills.

A handy WC with wash basin is located downstairs just off the living area and is perfect for quick and easy access and changing close to the swimming pool.

The main family bathroom is spacious, fully-tiled in white and chocolate-brown tiles and comprises a walk-in shower, separate bath and wash basin with large mirror over and a towel rail. The toilet is divided from the main bathroom area by a glass-tiled half wall.

A final bathroom is en-suite to the second bedroom and is fitted with a walk-in shower, toilet and wash basin.
